Every home is a different price and therefore will have a different monthly payment. It will depend on the interest rate, how much you are putting down, the insurance payment and the yearly property taxes not to mention if it has any Homeowners dues among some of the factors that have to be considered. That is why it is so important to get pre-qualified by a loan officer early so you know how much you can afford before you look at homes out of your price range.
As a buyer's agent I have access to several very good lenders ( loan officers) who specialize in helping First Time Buyers get through the pre-qualification process as painlessly and quickly as possible.
They know that not everybody has the same credit score or job or income and these loan officers are professional enough to let you know what you can do to get into the position to buy if you aren't quite there yet.
The best First Time Homebuyer Program we have access to requires $2000 Down (that isn't a typo) it really is $2000 Down, a 620 credit score and at least one year on your job.
There are other programs that require 3.5% Down of your own money or a gift from a family member. For buyers with lower credit scores there are 5% Down Programs. If you don't have access to $250,000 or more you will need to find someone to borrow it from and they will want to know that the person they are financing is able to pay them back over time.
The loan officer can help find that financer by asking you questions to match you with the right investor and determine the best loan program for you.
They need to know how long you have been on your job and what your monthly gross is. They also need to know what other debts you have including car payments, credit cards, student loans and child support. Then they need to know how much rent you are paying now and what you are comfortable with paying. They also have to know your payment history which they get by running your credit. You don't have to be rich to buy a home, just financially stable.
Once you have successfully passed the lenders red tape you are ready to get with me, your Buyer's Agent and find your home that you want. You will know the price range you can spend and your monthly payments and all that is left to do is shop for your new home. I will set up all the viewings and negotiate with the seller's agent to get you the best deal possible. I will write the contract in your favor and set up inspections and do the other things that need to be done to close the deal. I will get the closing costs taken care of so you don't have to come to the table with $8-10,000.
